Truganina housing stock
Truganina is almost entirely new estate stock from 2014 onward, dominated by Allura, Westbrook, Truganina Central and Habitat estates.
Two-storey four-bedroom family homes on small lots are the default, with a smaller share of single-storey homes through the older estate pockets near the Tarneit boundary. Open-plan kitchen-dining-living at the rear is standard, with stacker doors onto small landscaped backyards.
Front facade glazing typically includes a tall void window above the entry, sometimes running the full two-storey height. Master bedrooms upstairs are usually positioned with a large picture window over the front yard.
The window framing is contemporary black aluminium across most builds, with the occasional charcoal or bronze framing in premium tier homes.
Standard residential glass is double-glazed in the newer builds but the heat load remains a real issue because lot orientation often forced the rear glazing onto a hard west elevation.

Wind exposure is slightly stronger than Werribee because the suburb sits closer to open paddock to the west, which means dust on outdoor glass and seal wear on cheaper window frames.
Winter is moderate but the upstairs master bedroom is often the coldest room in the home because the large picture window leaks heat overnight and the room is hard to retain warmth in once the heater shuts off.
What works in Truganina
The upper floor is where the work is. Master bedrooms and upstairs living areas facing west or north take direct sun with nothing in front of them, and a solar film with a strong infrared number is what makes those rooms usable in February.
