Brighton's housing is among the most varied and consistently high-spec in Melbourne.

The inland residential streets carry a strong Victorian and Edwardian stock, mostly restored or rebuilt to a high finish over the past three decades, with original sash windows, leadlight detail and bay-window front rooms.

A second band of 1920s and 1930s Californian bungalows and Spanish-mission homes fills the streets between the railway line and the foreshore.

The foreshore frontage along Esplanade and the streets running off it carries a growing pocket of architect-designed contemporary rebuilds with floor-to-ceiling glazing onto manicured gardens and direct or near-direct bay views.

Beach Road frontages typically run to large family homes with multiple living zones and significant glass. Modern aluminium framing on the new builds runs to slim black profiles with double or triple glazing on most picture windows.

UV load on west-facing bay rooms is high enough to fade restored timber floors and leather upholstery within two summers if the glass is left untreated.

Salt-laden onshore wind is hard on anything mounted outside a window within two streets of the foreshore, whereas film sits on the inside face of the glass and is unaffected by it.

Winter is mild by Melbourne standards because of the maritime moderation, with overnight lows rarely dropping to freezing.

What works in Brighton

The bay-facing rooms are the job, and the reflected component is what makes them different from an ordinary west-facing window. That reflected light comes in low and at an angle, so eaves and awnings do little, while film works at the glass regardless.

A neutral film keeps the water and sky reading correctly from inside, which matters more here than almost anywhere, because the view is the reason for the glass.

On the restored period homes the appeal of film is that it changes nothing visually: it goes on the inside of existing glass, so original frames, leadlight and architraves are untouched and the street elevation is unaffected.

Where contemporary rebuilds have double or triple glazing, the film must be rated for the unit, and on some high-performance glass the honest answer is that film adds less than you would hope. We'll say so.
